WRIST FIRST QUARTER 2008 HOME SALES STATISTICS
1st Quarter 2008 home sales statistics have been compiled.   

The statistics have been broken down by individual counties and compare January through March totals from 2002 though 2008.  Residential and Condo property types are included.

COMPILE YOUR OWN STATISTICS
Statistics made easy in MLXchange
 
Do you know that you can run statistics on any search you execute within MLXchange?   This can be useful if you would like to research specific areas or submarkets in your area.  Here is an example of how to compile those statistics.
 
Click on the "Search" tab within MLXchange.  Enter the following search criteria:
 
(Status: Sold) 
(Sold Date: 01/01/2006 and 12/31/2006)
 
Click on "Search Map" at the top of the screen and select the area on the map you would like to pull statistics.  Execute the search by clicking the "Results" button. On the results page, click on the button at the bottom of the screen that says "Statistics.  This will provide the 2006 sold statistics for the area you specified on the map. 
 
Once you print the 2006 statistics, close the statistics window.   Now click on the "Criteria" button at the bottom of the screen.  Change the following criteria:
 
(Sold Date: 01/01/2006 and 12/31/2006) to (Sold Date: 01/01/2007 and 12/31/2007)
 
Execute the search again by clicking the "Results" button. On the results page, click on the button at the bottom of the screen that says "Statistics.  This will provide the 2007 sold statistics for the area you specified on the map.  Now, print the 2007 statistics.  You now have 2006 and 2007 home sold statistics for the map area selected.

Speech Recognition

Windows Speech Recognition in Windows Vista empowers users to interact with their computers by voice. It was designed for people who want to significantly limit their use of the mouse and keyboard while maintaining or increasing their overall productivity. You can dictate documents and emails in mainstream applications, use voice commands to start and switch between applications, control the operating system, and even fill out forms on the Web.

To access Windows Speech Recognition in Vista, go to "Start" -> "All Programs" -> "Accessories" -> "Ease of Access" -> "Windows Speech Recognition."

UPDATING YOUR OFFICE ROSTER
The WRIST Rules and Regulations state that you must give 30 days notice to cancel an agent membership, such as sending their license back to the state. WRIST has worked hard to shed unnecessary cost. If you can notify WRIST in writing by the last business day of the month that you’re sending a license back, we will waive the 30 day notice rule, and you will not be invoiced for the next month. Please note that since we turn in our membership numbers in advance to our MLXchange vendor, we will be unable to credit your account if we receive a cancellation past the last business day of the month.
DEFINING SUBMARKETS
In today’s world where available credit is at a premium, it is certainly in everyone’s interest to expedite the lending process for buyers.  Pricing can be maddening when one has to not only forecast buyer’s expectations and meet seller’s needs but also when one has to predict valuation acceptability to the lenders as well.  Information coming from all sides indicates that the property is located in a “declining” market, but your instincts suspect not.  What to do?

The answer is that you may be right – the property may be located within a submarket which has remained stable and never declined or has/is becoming stable. 

Submarkets are defined as 1)  a specific neighborhood within a defined area, 2)  a price range within a defined area, or 3)  a specific style and/or age within a defined area.  Sometimes it is a combination of two of the above.  An example might be family homes (split-levels in a desirable school district) which have maintained a constant SP/LP ratio over the past year in spite of declining prices and increased days on market everywhere else.  Another example might be homes priced just above conventional lending limits (jumbo loans) where funding is limited along with buyers who qualify for the restrictively lowered LTVs.  Once funding is more readily available, price rebounds quickly.  How do you determine this; especially if your property’s contract price is not the median/average and has to be supported by an appraisal? 

Submarkets (segmentation of market statistics along with a trending analysis of the other segments) may be your best ally in support of your agreed contract price.  Segmentation should follow along the above referenced three definitions in order to obtain sufficient data for trending analysis.  Too carefully defined submarket (finished basements) will not produce valid data points and a cogent argument, but rather will only become an adjustment of a feature or amenity.  Trending can be quarter-vs-quarter or can be from year upon year timelines. 

Whatever you suspect might be trending in your market, statistics will need to be verified by trend analysis.  Contact your local appraiser for for information.
