Listing Content:  More Bang for Your Buck
Marketing and listing information accessibility are very important aspects of bringing buyers and sellers together.  WRIST has made several features available in the MLXchange software that can help you accomplish this goal.
 
Some of the most important features to look at are:
  • Photos
  • Virtual Tours
  • Photo Slideshows
  • Listing Attachments (Property Disclosure/Lead Paint)
  • Correct Property Parcel Number (This allows GeoJet to access air photos, parcel mapping, flood mapping, and tax card.)
  • Room Dimensions
While these recommendations are not required (with exception of valid Parcel ID, this is required), these are attractive to prospective homebuyers and those real estate agents who are working with buyers.
 
Property Panorama is a service that is already included in your MLS software that allows you to create unlimited virtual tours.  It's a quick and easy way to create a virtual tour.  If you need additional training on using Property Panorama, come and visit our class on August 4th at the WRIST office.  (See class schedule below.)
 
If you decide you do not want to create a virtual tour of a property, but you have uploaded at least 3 photos to MLXchange, the system will automatically create a photo slideshow for you in place of a virtual tour.  You can always go back and create a virtual tour to overwrite the photo slideshow.
 
                                                     WRIST Office Schedule

The WRIST Office will be closed on July 5th in observance of Independence Day.   We hope you and your families have a very happy and safe Fourth of July weekend!
 
There are no CE classes scheduled for the month of July due to traditional low attendance in the summer.  CE classes will resume in the first week of August.  See schedule below.
 
Stan Hartke will be at the Springfield Board of Realtors office on July 14th from 9 am to 1 pm.
 
David Brisker will be at the Springfield Board of Realtors office on July 21st  from 10 am to 3 pm.
Tax Credit Closing Date Extension/Flood Insurance Extension

After a close brush with the deadline, Congress has passed an extension of the Homebuyer Tax Credit closing deadline, the Homebuyer Assistance and Improvement Act (H.R. 5623). The extension applies only to transactions that have ratified contracts in place as of April 30, 2010 that have not yet closed.  The legislation is designed to create a seamless extension the new closing deadline for eligible transactions is now September 30, 2010.  There is no gap between June 30 and the date the President signs the bill into law.

NAR worked closely with Congressional leaders on both sides of the aisle to enact this important legislation. Extending the Tax Credit closing deadline will help provide additional stability to real estate markets across the nation.

Additionally, the United States Senate has passed the National Flood Insurance Program Extension Act of 2010 (H.R. 5569), an extension of the National Flood Insurance Program until September 30, 2010.  This will allow transactions to move forward.  The bill is retroactive and covers the lapse period from June 1, 2010 to the date of enactment of the extension.

Mobile Access to MLS Listing Data via Trulia Mobile
Our recent partnership with ListHub has allowed us to send the MLS listing data to Trulia Mobile.  With this site, you can now access the MLS listing data from your web-enabled cell phone. 

Simply visit http://m.trulia.com from your mobile device to get started searching for active listings in your area.  This site works with any phone and any web browser.

For users of the iPhone, Realtor.com has released an application that can be downloaded to search for listings.
